Historical hillside palace between Cortona and Umbertide

Italian manor in need of renovation in Umbria in a fantastic scenery!

The historic Palazzo Vaiano winery with its outbuildings is located high in the hills above San Leo Bastia and offers a magnificent view of the valley. The historic property includes a spacious driveway and a large terrace.

The main house and two of the total of three outbuildings need to be restored. The caretaker's house has been renovated and is habitable, which makes it an ideal starting point: Self-renovators can settle directly in this idyllic and undisturbed place and renovate the main building on the side without time pressure.

In the palazzo 255 m² of living space are distributed over a total of four floors and many architectural features are still preserved. Below the terrace there is an old forge. On the first floor, most of the rooms have vaulted ceilings. The stables have a stone floor, a large archway and a wooden crib.

In the cellar, which also has an archway, there are two wooden wine barrels, so large that they would have to be disassembled for removal. There is also a small chapel on this floor.

The kitchen on the second floor has a huge open fireplace that served as a stove, smokehouse and warm corner. It is very well preserved, as is the huge stone sink.

The rest of the villa is remarkable mainly for its size, one of the rooms measures about 9.7 m by 5.4 m and its dimensions look like a ballroom.

On the estate, besides the mansion, there are three other outbuildings:

1. Janitor's house with 100 m² of living space, 3 bedrooms and 2 bathrooms - completely renovated except for the fitted kitchen, which is yet to be completed.
2. Outbuilding with 3 bedrooms, good static but in need of complete renovation.
3. A second outbuilding needs to be renovated and needs a new roof.

The whole complex is terraced and surrounded by old gardens and woods. A hidden gem with great potential!
